How it works
One place to run your rental properties, day to day.
RenteRoo brings the things you need to keep on top of into one place: what needs your attention, compliance dates, inspections, repairs, tenancies, documents and rent.
So instead of keeping some of it in a spreadsheet, some in your messages and the rest in your head, you open RenteRoo and see where things stand. RenteRoo remembers the dates and details you’d rather not carry around.
Your Home screen
Open RenteRoo and see what needs your attention first.
Your Home screen looks across every property you manage and puts the most urgent things at the top: anything overdue first, then anything urgent, then what's coming up soon. You see the top three straight away, with the rest one tap away.
So you don’t have to go through each property to find out whether something needs doing. And on the days when everything’s in order, Home says so: “Everything’s up to date. Nothing needs you today.”

Compliance and important dates
Keep track of what's due without building your own reminder system.
Tell RenteRoo a little about each Welsh property, such as whether it has gas appliances, and it sets out the compliance items to track for that property: gas safety, electrical safety (EICR), the EPC, smoke and carbon monoxide alarms, and your Rent Smart Wales registration.
Add the certificates you already have, and each item shows as up to date, due soon, overdue or needing information. If you'd like reminders, switch them on and RenteRoo lets you know well ahead: 60 days before a gas safety certificate runs out, and 90 days before an EICR or EPC does.
Compliance tracking is Wales-only for now. You can still add a property in England and keep its documents and records in RenteRoo.

Inspections
Walk round the property with your phone and keep a proper record of what you found.
RenteRoo takes you through twelve things to look at, starting with the smoke and carbon monoxide alarms. You record each answer and add photos as you go.
When you finish, the inspection is saved against the property with the date and the time you were there, and the alarm dates on your compliance list update to match.
So months later you're not relying on “I'm sure I checked that.” You can show what you actually saw.

Repairs
Give tenants one place to report repairs, so you can find them again.
Invite your tenant and they get their own free RenteRoo account. They can report a problem, say how urgent it is, add photos and message you about it.
The report stays with the property. You mark it as in hand, then resolved, so you both know where it stands. If a tenant marks a repair as urgent, RenteRoo emails you straight away, even if you've switched your other emails off.
If someone reported a leak three months ago, you won't need to remember which conversation it was in.

Tenancies
Keep each tenancy's details and paperwork together.
Record who lives at the property, the rent and when the tenancy started. RenteRoo then keeps track of the tenancy paperwork too: the written occupation contract, deposit protection and the deposit's prescribed information.
Your tenant sees their own tenancy details and documents, along with the property's current gas safety certificate, EICR and EPC. Your other files stay private to you.

Documents
Keep the paperwork with the property it belongs to.
Store gas safety certificates, EICRs, EPCs, occupation contracts, insurance and any other file you need against the property. Adding a certificate with its expiry date updates that item on your compliance list.
When a certificate is renewed, add the new one and RenteRoo moves the old one into the property's archive, where you can still open it.
So when someone asks for a document, you know where to look.

Rent
Check the month's rent without updating another spreadsheet.
Once a month, RenteRoo lists your properties and asks one question for each: did the rent arrive? Answer the first yourself, and you can mark the rest as arrived in one tap. Anything you flag as short or missing is left out, so it gets a proper look.
RenteRoo doesn't connect to your bank or guess whether rent has been paid. You tell it, and it keeps the record.

RenteRoo helps you stay organised. You remain responsible for meeting your legal obligations.

Is RenteRoo only for Wales?
For now. The compliance tracking is built around Welsh requirements. You can still add a property in England and keep its documents and records in RenteRoo.
Do my tenants pay?
No. RenteRoo is free for tenants.
Do I need a card to start?
No. One or two properties are free for life, with no card.
What happens when I add a third property?
We show you the price before the property is added. See pricing.
What if I have 30 properties?
For 21 or more, we set RenteRoo up with you. Tell us about your properties and we'll come back within two working days.
Can I export my data?
Yes, any time, including after you stop paying or close your account.
